Job Description

Millennium Hotels and Resorts New Zealand is looking for an experienced Regional Maintenance Manager to oversee maintenance operations, compliance, asset management, and energy efficiency initiatives across our hotel portfolio.


This is an exciting opportunity to play a pivotal role in ensuring our properties remain safe, compliant, operationally efficient, and guest-ready while leading maintenance teams and driving continuous improvement.


About the role:


Reporting to the Regional Manager/s, you will be responsible for the strategic and operational management of maintenance activities across multiple sites.


You will ensure all building, plant, equipment, and compliance requirements are met while supporting hotel teams to deliver exceptional guest experiences.


You will work closely with General Managers, Operations Managers, contractors, consultants, and maintenance teams to maintain high standards of safety, asset performance, and operational excellence.


Key Responsibilities:


  • Health, Safety & Compliance Lead health and safety initiatives across the region.
  • Ensure BWOF, electrical testing, fire safety, and compliance programmes are current.
  • Manage contractor inductions and monitor contractor performance.
  • Maintain accurate compliance records and reporting systems.
  • Investigate incidents, identify root causes, and implement corrective actions.
  • Promote a proactive safety culture and ensure compliance with relevant legislation.
  • Asset & Facilities Management Oversee preventative and reactive maintenance programmes.
  • Ensure plant, equipment, and building assets operate efficiently and reliably.
  • Develop maintenance plans to maximise asset life and minimise operational disruptions.
  • Support refurbishment projects and capital replacement programmes.
  • Manage maintenance inventories, tools, and spare parts.
  • Financial & Energy Management Identify and implement cost-saving opportunities.
  • Drive energy efficiency initiatives and environmental sustainability programmes.
  • Assess energy reduction opportunities and capital investments.
  • Contribute to budgeting, forecasting, and capital planning processes.
  • Leadership & Team Development Lead, mentor, and develop maintenance teams.
  • Support recruitment, onboarding, training, and performance management.
  • Foster a positive, collaborative, and high-performing team culture.
  • Lead by example and uphold company values and standards.
  • Stakeholder Management Build strong working relationships with hotel leadership teams, contractors, suppliers, and external partners.
  • Provide technical advice and recommendations.
  • Communicate effectively on maintenance priorities, risks, and improvement opportunities.


Essential Skills & Experience:


  • Proven experience in a maintenance management or facilities management role.
  • Strong knowledge of building systems, plant equipment, and maintenance best practices.
  • Excellent project management and organisational skills.
  • Strong understanding of health and safety legislation and compliance requirements.
  • Financial acumen, including budgeting and cost control experience.
  • Excellent communication, leadership, and stakeholder management skills.
  • Strong problem-solving abilities with a proactive approach.


Preferred Qualifications


  • Trade qualification (NZCE or equivalent preferred).
  • Health & Safety qualification such as Site Safe.
  • Experience managing maintenance operations across multiple sites or properties.
  • Hotel, hospitality, accommodation, or commercial property experience would be highly advantageous.
