Job Description

At Millennium Hotels & Resorts New Zealand, our properties are at the heart of the guest experience. We are looking for an experienced Director of Property to lead the strategy, planning and technical oversight of our New Zealand property portfolio.


This is a senior role with the opportunity to make a genuine impact across a diverse portfolio of established hotels.


A key focus will be taking a strategic, property-by-property approach to our assets. You will help us understand what each property needs now, what it will need in the years ahead, where investment will deliver the greatest value, and how we continue improving our hotels for both our guests and our business.


The role


You will lead the development and implementation of clear asset plans across the portfolio, working closely with our Executive Leadership Team, Finance, Operations, General Managers and Property team.


You will bring the technical expertise needed to challenge, advise and support the business, ensuring projects are well scoped, commercially sound and appropriately managed.


Key responsibilities will include:


  • Developing property-by-property asset plans covering refurbishment, maintenance, compliance, asset longevity and future investment
  • Assessing our existing assets and making recommendations around optimisation, retention and, where appropriate, divestment
  • Identifying capital investment priorities and developing robust business cases and recommendations
  • Providing technical leadership across refurbishment, property and facilities projects
  • Overseeing projects from initial scoping and design through approval, implementation and completion
  • Managing capital expenditure, project timelines and cost control
  • Ensuring building compliance, statutory requirements, health and safety and property standards are maintained
  • Establishing clear accountability between hotel teams and the Property function
  • Supporting sustainability initiatives including energy management, waste reduction and environmental impact
  • Leading and developing the Property team to provide practical, responsive and commercially focused support across the business.


About you


This role requires someone who can operate comfortably at both a strategic and technical level .


You may come from hotels, commercial property, a significant property portfolio or another complex built environment. Hotel or accommodation experience would be advantageous, but depth of property and technical expertise will be more important.


We are looking for someone with:


  • Significant senior-level property management experience
  • Strong technical services expertise and knowledge of building systems, standards and requirements
  • Demonstrated refurbishment and project management experience from concept through to completion
  • Experience working with substantial or complex buildings and property portfolios
  • Strong commercial and financial acumen, including capital planning and investment evaluation
  • Sound knowledge of building codes, statutory requirements and compliance
  • Strong contractor, consultant and supplier management experience
  • Excellent negotiation and influencing capability
  • Experience leading and developing professional teams
  • The ability to build credibility and trust with senior executives, operational leaders and technical specialists.


Property management, technical services, refurbishment expertise and project management capability are all central to the role, while hotel or accommodation sector experience is desirable rather than essential.


Just as importantly, you will be someone who listens well and knows how to influence.


Our hotels have different priorities, histories and requirements, and successful property decisions will often require alignment across Property, Finance, Operations and individual hotel teams. You will need the confidence to provide expert advice while remaining pragmatic, collaborative and focused on the best outcome for the wider business.
