Subdivision Project Manager, Tauranga or Waikato, $90,000-$130,000


The Company


Our client is a well-established and respected consultancy specialising in land development and subdivision projects across the Waikato, Coromandel, and Bay of Plenty regions.


Due to continued growth, they are seeking a Land Development / Subdivision Project Manager to join their team and manage the end to end delivery of land development projects from concept to title.


This is an excellent opportunity for a client-focused PM, Surveyor or Engineer who enjoys managing projects end-to-end and working closely with clients, consultants, and contractors.

The Role


In this role, you will take ownership of subdivision projects from initial client advice through to the issue of titles. You will be responsible for coordinating all parties involved and ensuring projects are delivered efficiently and to a high standard.


Key responsibilities include:

  • Managing land development and subdivision projects from concept to title issue
  • Acting as the primary point of contact for clients
  • Coordinating surveyors, engineers, planners, consultants, and contractors
  • Providing professional advice throughout the subdivision process
  • Managing timelines, budgets, and project deliverables
  • Ensuring compliance with relevant council and regulatory requirements


Projects typically involve 2–10 lot subdivisions, allowing you to maintain strong oversight and hands-on project control.


About You


You are a motivated and organised professional with a background in surveying, engineering, or land development, and you enjoy working in a client-facing project management role.


  • Experience in land development and subdivision projects
  • Strong client relationship and communication skills
  • Ability to manage multiple stakeholders and consultants
  • Practical understanding of the subdivision process from planning to title
  • A proactive, solutions-focused mindset


This role can be based in Tauranga or Waikato with projects across the wider region.
