About the Role


We’re looking for a resident-led, commercially minded Village Manager to provide confident operational leadership across Papamoa Beach Village, located in the heart of Papamoa. Reporting to the Operations Manager, you’ll take overall accountability for village performance across independent living and our care facility, including Dementia Care —ensuring safe, high-quality services, a thriving community, and a well-supported team.


You’ll lead strategic and annual planning, service delivery, assets and facilities, budgets, and continuous improvement—making sure the village is performing strongly today while preparing for what’s next.


Residents are at the heart of everything we do. You’ll bring an engaging, calm and resilient style—building trust with residents and whānau, partnering with clinical and support teams, and confidently managing a broad group of stakeholders to deliver an exceptional village experience.


About You


You’re a senior operator and an authentic people leader—someone who sets direction, holds standards, and develops capability.


Experience that will set you up for success includes:


  • Proven senior operational leadership in a service-based environment (multi-site or multi-department advantageous), with a track record of building strong culture and performance
  • Experience in retirement living, aged care, hospitality, health, or other regulated environments (highly regarded)
  • A strong, visible people leader who can coach leaders, manage performance, and create engagement across diverse teams
  • Sound commercial and financial capability, including budget management and accountability for results (including sales/occupancy outcomes where relevant)
  • Ability to think strategically and execute—translating plans into practical action, and bringing fresh ideas that improve resident experience and operational efficiency
  • Strong risk and compliance mindset, including Health & Safety and wellbeing, with the judgement to act early and lead through issues
