About the role


Lead the maintenance and grounds function at The Tides in Mangawhai, ensuring our village is safe, well maintained and presented to a high standard for our residents, visitors and team. This is a hands-on leadership role where you’ll coordinate maintenance activities, contractors and grounds requirements, respond to resident requests and manage planned and preventative maintenance across the village. You will work Monday to Friday, 8:30am – 5:00pm, with an after-hours on-call requirement for maintenance emergencies. And when the working day is done, Mangawhai is hard to beat – beaches, coastal walks, golf, cafés and a relaxed community lifestyle, around 90 minutes from Auckland.


Duties include:


  • Lead and coordinate day-to-day maintenance, grounds staff and contractors
  • Manage resident maintenance requests, ensuring work is prioritised and completed promptly
  • Oversee planned and preventative maintenance of buildings, plant, equipment and village facilities
  • Maintain high standards across the village grounds, pool, spa and communal areas
  • Manage maintenance programmes, suppliers and expenditure within agreed budgets


About you


  • Previous hands-on experience across maintenance and grounds/gardening
  • Strong organisational skills with the ability to prioritise and coordinate multiple jobs
  • Experience managing staff, contractors and external suppliers
  • A practical, solutions-focused approach with strong customer service and communication skills
  • Current full New Zealand driver licence
  • A current First Aid Certificate is also highly desirable for the role.
