The opportunity


You’ll own the commercial management of assigned projects from tender handover to final account.


That includes procurement planning, trade package scopes, subcontract letting, cost control, variations, claims, reporting and close-out.


This is not a desk-only job.  You’ll work closely with Project Managers, site teams, suppliers and subcontractors.  You need to ask the hard questions early, make clear recommendations and keep things tidy when the pressure comes on.


We’re looking for someone who can work confidently around stage targets, stretch targets and pre-let driven deadlines, and turn those requirements in a procurement and a commercial plan the team can actually deliver. 


What you’ll do


  • Lead commercial delivery from handover to final account.
  • Build and run procurement and letting schedules.
  • Prepare trade package scopes, call and compare tenders, run clarifications and negotiate subcontract terms.
  • Drive early package awards and pre-lets where the programme depends on them. 
  • Keep stage targets visible, push drift early and help the team stay ahead of issues. 
  • Track committed cost, forecast final cost, cashflow and margin. 
  • Prepare, assess and negotiate variations and claims.    
  • Support Project Managers to make sound commercial calls. 
  • Reduce leakage, rework and downstream risk.
  • Lead and coach junior CA’s down the line.


What good looks like


You might come from a Quantity Surveying, Contracts Administration or ideally a main contracting background.


What matters most is that you can do the job well. 


You’ll likely bring:


  • 5+ years’ experience in commercial or industrial construction.
  • Strong knowledge of NZ construction contracts, subcontracting and procurement.
  • A track record of negotiating trade packages and subcontract agreements. 
  • The ability to manage multiple projects at once without losing control of the detail.
  • Strong commercial judgement, you know when to hold the line and when to move.
  • Clear communication, face to face, on the phone and in writing.
  • A practical approach, you solve issues early and won’t hide behind emails.
  • Confidence to work independently, without ego.
  • Confident and willing to have hard conversations.
  • Experience with Procore, CostX and commercial reporting tools will help.
