The Property Operations & Facilities team is at the heart of keeping Council’s property portfolio safe, compliant, well maintained and fit for purpose. We look after a diverse range of Council properties and facilities, providing the day-to-day oversight that keeps things running smoothly and supports good decisions about our assets now and into the future.

From facilities management and building maintenance through to compliance, workplace services, fleet, utilities and operational performance, the team delivers around 8,000 jobs each year across the property portfolio. It’s a busy and varied environment where the work you do has a direct impact on the places Wellington communities use every day.

This is a varied role where you’ll manage a portfolio of commercial and community properties, including Council-owned properties operated by Council Controlled Organisations. You’ll provide specialist property advice while ensuring our properties are well managed, compliant and delivering good outcomes for Council, tenants and our communities.

Āu ake mahi | What you'll do

You’ll take ownership of a diverse property portfolio, with responsibilities including:

  • Managing commercial and community leases and licences, including negotiations, renewals, variations and rent reviews.
  • Building strong relationships with tenants, Council teams, contractors and other stakeholders.
  • Managing building maintenance, compliance, inspections and asset-related issues across your portfolio.
  • Supporting property renewals and capital works, including tenant communication and monitoring delivery.
  • Contributing to property budgets, financial reporting, forecasting, income collection and cost recovery.
  • Providing property advice and preparing reports and approval papers for leaders.
  • Identifying opportunities for new leases and supporting negotiations with prospective tenants.
  • Contributing to projects, business cases, management planning and wider property initiatives.

You’ll be comfortable balancing commercial considerations with Council’s responsibilities as a property owner and landlord, and able to work across both strategic and operational property matters.

We’re looking for someone with strong practical property management experience and a good understanding of the wider property lifecycle.

You’ll bring:

  • Demonstrated experience managing a commercial or mixed property portfolio.
  • Strong lease management experience, including negotiations, renewals, variations, rent reviews and licences.
  • Experience working across facilities management, building maintenance, compliance and asset renewals.
  • An understanding of property-related legislation and regulatory requirements.
  • Experience managing budgets, forecasting income and expenditure, and financial reporting.
  • Experience contributing to projects and working with contractors, consultants and tenants.
  • Strong negotiation, communication and relationship management skills.
  • Sound judgement, initiative and the ability to manage competing priorities.
  • A relevant tertiary qualification in property, or equivalent experience, is desirable.
  • A full driver's licence.
