What you’ll do

Roles at this career level provide high impact, visible leadership across team and business in order to support the development of an engaging Customer 1st, Team 1st culture that ultimately leads to the achievement of organisational goals.


The National Property Portfolio Manager will lead the Portfolio Management team, and work closely with each of the business units to deliver the real estate strategy across the leased fleet of Stores.


The role will also manage a portfolio of properties and property-related investments to achieve Countdown’s business objectives.

You will be responsible for leading the preparation and delivery of the property network plan to guide property decisions for the business, working collaboratively with key internal stakeholders, and taking into account external market and demographic changes and meeting business objectives for tenure, occupancy costs, convenience and customer amenities.


In this role, you will be responsible for:

  • Team Leadership: Leading, coaching, and developing a high-performing Portfolio Management team, fostering an engaging culture and building a strong succession pipeline.
  • Strategic Planning: Directing the development and delivery of the Property Network Plan to support business objectives, optimising store performance, and enhancing long-term competitive positioning.
  • Transaction & Asset Management: Managing leasehold acquisitions, renewals, and asset disposals, ensuring favorable lease structures, cost-effectiveness, and continuous improvements to property amenities.
  • Stakeholder Engagement: Building and leveraging strategic relationships with internal business units and external partners (such as landlords and local authorities) to ensure the business remains responsive and compliant.
  • Operational Excellence: Overseeing portfolio performance and budgets while championing process improvements, documenting management efficiencies, and sustainability initiatives across the leased network.
